Planning consultancy portfolio by geoffallen.org.uk

A gradually growing portfolio

I've spent almost 30 years in local government managing construction projects of great variety and size from conception through to completion. I fully understand the vagaries of the planning system. With a Masters in Business Administration and a Chartered Civil Engineer I am well prepared to prepare plans, Desing & Access Statements, Feasibility Studies and even Appeal Statements if necessary. I have not yet lost an Appeal.

I have a fairly unorthodical approach to the planning system and once we have agreed a fee, I put in the time and effort necessary to get planning permission or win an appeal. I am now moving to a low inital fee to prepare the plans and planning appllication which is your risk, and a high success fee which is my risk. This strategy motivates me to get the best result for you.

May 2012: Erection of a three bedroom dwelling house in Braunton. The drawings have just been submitted to North Devon Council for pre-application advice.

11/04353/FUL: October 2011 - Erection of a single storey rear extension and triple garage. This planning application has just gone into the planning system. Find the application here.

Honey Pot Appeal Statement

09/03760/FUL: October 2010 - Erection of a two storey extension to a childrens day nursery. This Architect designed extension was initiallyl refused planning permission in Feb 2010 and the architect told his client, a mate of mine, that an appeal was most likely to be unsuccessful. After I had prepared a detailed appeal statement the planning inspectorate allowed the appeal in October 2010 - see the appeal decision here

House conversion to 2 flats

10/01307/FUL: June 2010 - Internal alterations and coversion of existing dwelling house into two self contained flats. Approval granted with no difficulties. Find the application here.

Boat store planning file 03/02818/FUL: March 2004 - The erection of a timber cladboat store for Sutton Bingham & District Caone Club. The original application by the canoe club was refused, so after a period of 12 months, I prepared a detailed planning statement which assessed the need for valuable recreational facilities against the presumption against development outside of the development limits. Find the application here.

92/01982/FUL: March 1993 - I applied to build a bungalow in my side garden. The planning authority was my employer at the time and they refused planning permission in November 1992. I appealed and won the appeal March 1993 with the Planning Inspectorate's Appeal Decision here.
